What a Franklin Lakes property actually needs

Franklin Lakes is the highest of the towns we cover — about 520 feet — and close to half a square mile of it is water. Bakers Pond, Shadow Lake, Hopper Lake, the Blauvelt and Crystal Lakes, and the Franklin Lakes Nature Preserve all sit inside the borough. On a property here the water table and the runoff route are not background details, they are the first thing that has to be worked out.

The lots are big and mostly wooded, which is a luxury and a workload at the same time. Big trees mean shade problems on the lawn, serious leaf volume in autumn, and root systems that decide where a bed can realistically go. Most of the housing went in during the post-war expansion between 1950 and 1970, so the planting that came with those houses is now mature enough to need managing rather than just maintaining.

What we do

Every service, in Franklin Lakes

The same crew handles all of it, so nothing gets handed off to a subcontractor who was never on your property.

Custom Landscape Design

Retaining walls, planting beds and full property layouts designed around how you actually use the yard — then built by the crew that drew it.

Lawn Maintenance & Planting

Mowing, edging, trimming, fertilisation and seasonal planting on a schedule — so the property looks cared for every week, not just after a visit.

Paver Installation

Patios, walkways and driveways laid on a proper base so they stay level through Jersey winters instead of shifting after two seasons.

Top Soils & Mulching

Nutrient-rich topsoil to get growth moving, and clean mulch beds that hold moisture, block weeds and make the whole property read as finished.

Spring & Fall Clean Ups

Leaves, storm debris, cutbacks and bed prep — the two visits a year that decide whether the yard bounces back or falls behind.

Tree Removal

Dead, storm-damaged or badly placed trees taken down safely and cleanly — fully insured, and your yard left spotless when we leave.

Local conditions

What makes Franklin Lakes different

Water everywhere you look

Ponds, lakes and a high water table across much of the borough. Beds, patios and walls get planned around where the water actually goes, not where the plan would prefer it went.

The highest ground we work

At roughly 520 feet, Franklin Lakes has grade on most lots. Retaining and terracing turn an awkward slope into levels the family can use.

Mature trees on big lots

Seventy years of growth on generous lots. That is shade the lawn has to live with, and an autumn load that needs more than one pass.

Common questions

Franklin Lakes, specifically

Do you handle large properties?
Yes. Most of what we do in Franklin Lakes is on bigger lots, and they get quoted on the actual work rather than a flat rate that assumes a quarter acre.
Our lawn is thin under the trees. Is that fixable?
Improvable, usually. Higher cut, shade-tolerant overseeding at the right time of year, and honesty about the corners where a bed or groundcover is simply the better answer than turf that will never fill in.
The lower part of the yard stays wet. Can you help?
That is common here given how much water sits in this borough. The fix is a drainage plan first — where the water is coming from and where it is going to go — before anything is planted or paved on top of it.
