What a Wayne property actually needs

Wayne is a big township — around twenty-four square miles of land — so the honest thing to say is that we work the north end of it. From our Oakland yard the Pines Lake area is roughly four miles and ten minutes, which puts it comfortably inside the daily route in a way that the far southern end of the township is not.

The north end has a particular character, and it comes from how it was settled. Pines Lake started in the 1920s as a vacation community, and a lot of the log cabins there went up in the 1930s built from American chestnut. The lake runs about a mile and a half long, the one-lane road over the dam looks down into the Glen — a steep-sided ravine kept as parkland — and the whole area is mature, wooded and shaded in a way newer developments are not.

Around that, the township filled in after the war: the 1950s and 1940s are the two largest building eras in the ZIP. Wayne also sits on different rock to the towns north of it — the Preakness Range here is traprock basalt rather than the Highlands gneiss under Wanaque and Bloomingdale, which is a real difference once you are digging footings.

Do you cover all of Wayne?
We concentrate on the north end, because that is what is genuinely close to our Oakland yard — Pines Lake and the surrounding streets are about ten minutes out. For addresses in the far south of the township, call and ask rather than assume; we would rather tell you straight than take work we cannot service properly.
Our lot is all shade. Is a lawn realistic?
Partly. Under a mature Pines Lake canopy the honest answer is a higher cut, shade-tolerant overseeding at the right time of year, and in the worst corners a bed or groundcover instead of turf. We will tell you which corners are which before you buy seed that will not take.
Does Wayne flooding affect our end of town?
The well-known Wayne flood buyouts are in the southern part of the township, along the Passaic and Pompton rivers — not the north end. That said, drainage is still worth getting right on any lot, and lakeside and ravine properties move water quickly in a particular direction.
