Franklin Lakes is the highest of the towns we cover — about 520 feet — and close to half a square mile of it is water. Bakers Pond, Shadow Lake, Hopper Lake, the Blauvelt and Crystal Lakes, and the Franklin Lakes Nature Preserve all sit inside the borough. On a property here the water table and the runoff route are not background details, they are the first thing that has to be worked out.
