What a Pompton Lakes property actually needs

Pompton Lakes is one of the closest towns to our yard, and it is also the one where water decides the most. The borough sits in a valley formed by the confluence of three rivers — the Ramapo, the Pequannock and the Wanaque — with a fourth watercourse, the Wanaque, running inside its own boundaries. The borough says it plainly in its own flood guidance: Pompton Lakes is periodically subject to flooding.

What that means for a yard is specific, and it is not the same as in a town where water is an occasional nuisance. The borough warns that the rivers here crest roughly twelve hours after the rain stops, and keep rising a foot to a foot and a half during that time. So the ground you are standing on when the sky clears is not the ground you will have that evening. Beds, patios, walls and drainage all get planned around that lag rather than around the storm.

Above the valley floor it changes completely. The southern end of Ramapo Mountain State Forest reaches into the north of the borough, and the ring of hills around the town gives those properties slope, rock and a real autumn leaf load instead of a high water table. Two Pompton Lakes addresses a mile apart can need opposite plans, so we price the lot rather than the town.

How quickly can you get to Pompton Lakes?
Faster than almost anywhere we work. The yard is on Spruce Street in Oakland, about four miles out, so Pompton Lakes properties fit easily into a morning route rather than needing a trip of their own.
My yard holds water after every storm. Is that fixable?
Usually improved a great deal, and occasionally solved outright — but the honest answer depends on where you sit relative to the rivers. On the low ground the goal is to move water off the property deliberately and keep it away from the foundation and the patio, not to pretend the water table is not there. We will tell you which of those your lot is before you spend anything.
Can you build a patio on ground that floods?
Sometimes, with the base and the drainage designed for it, and sometimes we will tell you to put it somewhere else on the property. A paver patio laid on a base that cannot drain will heave within a couple of New Jersey winters, and we would rather lose the job than build that.
