Riverdale is the nearest Morris County town to our yard, about seven miles, and it is also the one that has changed fastest. More than half of the housing here was built after 2000, and the share of detached single-family homes dropped from roughly fifty-three per cent to thirty-eight per cent between 2010 and 2021 as townhome and multi-family communities went up.
That matters practically, because new construction brings a specific set of landscaping problems: builder grading that sends water toward the foundation, thin topsoil spread over compacted subsoil, and planting chosen for the day it was installed rather than for what the site can support in five years. Those are all fixable, and they are cheaper to fix early.
The other half of the borough is older and steeper. Riverdale has the Pequannock River along its northern boundary and the Pompton along the east — around three miles of river frontage — with substantial steep slopes in the north-west that the borough's own planning documents flag as limiting development. Flat riverfront on one side, ledge and grade on the other, in two square miles.
