What a Bloomingdale property actually needs

Bloomingdale sits at around 548 feet, which makes it the highest town we regularly work in and a genuinely different proposition to the river-valley boroughs below it. Part of Norvin Green State Forest lies inside the borough, and the ridge country immediately north — Windbeam, Bear, Board and Harrison Mountains — is steep and rocky enough that the hiking guides warn about scrambling.

Most of the residential character here is built around water rather than the river. Bloomingdale grew up around lake communities — Glen Wild Lake, Lake Iosco, Kampfe Lake, the Morse Lakes, Cold Spring Lake and Star Lake — and those neighbourhoods have their own conditions: sloping wooded lots, shallow soil over hard Highlands rock, and runoff that has somewhere very specific to go.

Down in the older part of town it flips. The business district grew along the Paterson-Hamburg Turnpike beside the Pequannock River, and when the Pequannock comes up, Main Street in Bloomingdale is one of the places that closes. The 1940s is the largest single era of housing here, so the low-lying older stock is exactly the stock that has been dealing with that water the longest.

On this ground the usual culprit is not the plants, it is that water and topsoil are both leaving faster than anything can establish. The fix is normally terracing or a properly drained wall to hold the grade, then planting into something that will stay put. We would rather solve that once than sell you replacement plants every spring.
How far is Bloomingdale from you?
About six and a half miles to the downtown end, thirteen minutes or so without traffic. It is a comfortable part of the route.
