Butler is small, high and densely built. Two square miles, about 456 feet of elevation, and the most tightly packed of the towns we cover — it grew up as a rubber and paper mill town on the Pequannock River, took its name in 1881 from Richard Butler of the Hard Rubber Company, and became its own borough in 1901.
That history is still the shape of the place. The valley floor along the Pequannock holds the older, close-set housing that went up for mill workers, and the ground rises steeply behind it toward the Kakeout Reservoir and the Pyramid Mountain uplands on the west side. So a Butler job is usually one of two things: careful work on a small, established lot with limited access, or grade work on a hillside property above the town.
The other thing worth knowing is that Butler is essentially built out — roughly ninety-nine per cent — with only a handful of new single-family permits a year. That means most of the work here is renovation rather than new construction: tired beds, failing old walls, drainage that was adequate in 1960 and is not now, and patios replacing whatever the last owner put down.
