Kinnelon is the outer edge of our area and the most technically demanding ground on it. Eighteen square miles, sixty-two per cent forested, running from about 240 feet up to 1,140 feet at Kitty Ann Mountain — a landscape of rounded ridges separated by narrow valleys, shaped by glaciation and sitting on bedrock close to a billion years old.

The soil is the part that decides the work. Around sixty-two per cent of Kinnelon is Rockaway-type soil, formed on glacial till full of crystalline rock, and roughly eighty-five per cent of the borough's soils are rated for slow infiltration. The Rockaway series carries a fragipan — a dense, effectively impermeable layer — typically eighteen to forty inches down, with rock fragments running from gravel up to boulders, on slopes that are most commonly eight to twenty-five per cent.

Translated: roots have less depth than they look like they have, water will not soak away because there is a hardpan under it, there are boulders in the profile, and it is all on a pitch. Drainage here has to be routed across the surface deliberately. Anyone who tells you they will put in a dry well and solve it has not dug on this ground.

Do you work inside Smoke Rise?
Yes. It is a gated community of more than nine hundred homes on lots running from one to ten acres, with its own private road network, so access goes through the gatehouse and the scheduling is planned around that. The wooded, sloping character of those lots is exactly the work this crew is set up for.
We keep losing plants on our slope. Why?
On Kinnelon soils it is usually the fragipan. There is a dense layer a foot and a half to three feet down that roots struggle through and water will not pass, so plants sit in a saucer in spring and run dry above it in summer. The answer is choosing for the condition and building beds that drain sideways, not deeper holes.
Is brush clearance around the house worth doing?
In Kinnelon, genuinely yes. The borough has a documented wildfire exposure that the river towns do not, because so much of it is forest. Sensible clearance around the structure is standard practice here rather than something we invented to sell you a service.
Is Kinnelon too far for regular maintenance?
